Future Land Use and Zoning Change Approved For Annexed Parcel Near City\u2019s Wasterwater Treatment Plant<\/em><\/p>\n\n\n\n

Although no developments have been made for the property at this time, an annexed parcel near the City\u2019s WasterwaterTreatment Plant has been approved for a future land use and zoning change.<\/p>\n\n\n\n

At their regular meeting, Winter Haven city commissioners voted unanimously to approve two ordinances about an annexed parcel located at 500 4th Street East Wahneta.<\/p>\n\n\n\n

Both ordinances would change the property’s future land use and zoning to Institutional and Public Institutional, respectively.<\/p>\n\n\n\n

The subject property was annexed into the city in July 2025 and purchased by the City in January for future use by the City\u2019s Water Department, as the property is adjacent to the City\u2019s Wasterwater Treatment Plant 3.<\/p>\n\n\n\n

The property is “surrounded by vacant preservation lands to the north; the City\u2019s Wastewater Treatment Plant 3 to the east; and vacant land zoned for residential to the south and west,” wrote Heather Reuter, Senior Planner.<\/p>\n\n\n\n

Currently, there are no plans to develop the property. As such, as Reuter explains, “no additional demands on public infrastructure are expected at this time.”<\/p>\n\n\n\n

 “At the time of any future redevelopment of the property, a concurrency determination would be made at the time the property receives site plan approval and is redeveloped,” Reuter wrote.<\/p>\n\n\n\n
