Less-Than-Half-An-Acre Parcel Near 8th Street NW Expected to Generate Additional Tax Revenue if Annexed

A less-than-half-an-acre parcel located near 8th Street NW, which has an estimated taxable value of $29,972, is being considered for annexation into the Winter Haven city limits.
At their regular meeting on Mon. July 14, Winter Haven city commissioners reviewed the first reading of an ordinance for a proposed annexation of a 0.34+ acre parcel.
The subject property is located at the southwest corner of the intersection of 8th Street, NW/US Highway 17, and Avenue X, NW.
According to the city agenda memo, the annexation of this property, which is “contiguous to the City to the east across 8th Street, NW/US Highway 17”, would help “reduce the size of an existing enclave.”
Currently, the property’s taxable value is estimated to be approximately $29,972. As the city agenda memo states: “Based on the City’s current tax millage rate of 6.59 mills, expected annual tax revenue will be approximately $197.52. However, additional revenue is expected upon the development of the property.”
The annexation is being requested by Candace Ducking and Lisson Etienne for the City Commission “for future development of the property.”
Winter Haven city commissioners will vote upon the ordinance during its second reading at their next regularly scheduled meeting on Mon. July 28, 2025.
